Paragraph 79 House & Garden in Kent Downs AONB, near Dover, Kent

This Paragraph 79 House & Garden is sited within the grounds of a Grade II* listed fifteenth century manor house within a small secluded hamlet in the Kent Downs Area of Outstanding Natural Beauty. LHLA was invited by Charles Holland Architects to prepare a Landscape and Visual Impact Assessment and to design the  garden for this innovative new dwelling.

 

The house was refused planning permission by Dover District Council, but was successful at appeal on the basis of Paragraph 79 of the new NPPF. The Inspector praised the scheme for its 'exceptional quality' which will 'help to raise the standard of design in the area.'

The site is embedded into the historic field and settlement pattern of an ancient wooded hamlet, set within a fold of the Kent Downs. The LVIA acknowledges the strong relationship between the house and the surrounding landscape.
